We work on commission — a percentage of the sale's total, agreed in writing before work begins. There are no consultation fees. Any additional costs (for example, a dumpster for a major cleanout) are discussed and approved by you in advance, never added after the fact.
Most sales take two to four weeks from consultation to final settlement, depending on the size of the home and your schedule. If you're working toward a listing date or closing, tell us at the consultation and we'll build the timeline around it.

You choose. Most families donate unsold items to local charities (we coordinate the pickup) and keep or dispose of the remainder. We'll lay out the options before the sale so there are no last-minute decisions.
Absolutely — and we insist on it. Before we price anything, your family removes or clearly marks everything being kept. Keepsakes, photos, and personal papers are set aside for you whenever we find them during sorting.
Yes. Many of our conversations start with an executor or family member in another state. We can consult by phone and photos, send progress updates and pictures as we work, and handle nearly everything on the ground here.
Our standard service is a commissioned sale, because it almost always returns more to the family than a one-price buyout. If your situation calls for a faster, simpler option, we'll discuss honestly at the consultation what that trade-off looks like.
Within days of the sale closing, you receive your proceeds along with an itemized accounting of what sold. The exact timing is stated in your written agreement.
